The Granary and Manor Cottages are two beautifully renovated 2 & 3 bedroom self-catering holiday cottages set in stunning farmland in the attractive village of Blackwell. The cottages are a perfect base for exploring both the Cotswolds and Shakespeare's Stratford Upon Avon. The owners, Russell and Kate, live across the gravelled courtyard at the 400 year old Manor Farm House and will be on hand to ensure your stay has everything you need for a relaxing break. The cottages are warm and spacious and retain many lovely original features, built of original Cotswold stone, including original doors and exposed beams whilst providing modern living within. They are set on our five acre smallholding where we keep sheep in the paddocks and grow our own fruit.

The Manor Cottage sleeps 4-6 and is ideal for families. The Granary sleeps 2-4 and provides an ideal setting for couples. The Manor Cottage is quite separate, although nearby, from the Granary cottage, they can be booked together to provide accommodation for a group of 6-10, and are ideal for multi generation family gatherings affording both shared and separate space. Visitors are welcome to explore the paddocks and there is a Games Room with snooker and pool table available on request.

Granary Cottage

Cotswolds 4 star cottage self catering

The Granary is a two bedroom cottage comprising:

  • A principal double bedroom on the first floor
  • An en-suite bathroom with a large walk in shower cubicle, toilet and hand wash basin
  • A second double/twin (2'6" singles) bedroom on the first floor
  • Fitted kitchen with electric hob, oven and slow cooker, dishwasher, microwave, fridge, freezer, washer/dryer, toaster, kettle and cafetière. We provide an iron and ironing board and all of the crockery, pans and utensils required for your stay.
  • A comfortable open plan lounge/dining room with TV/DVD and radio/CD player/iPod doc, games and books….bring your own DVD/CDs (some provided)
  • Large wardrobes, hairdryer and coat hangers all provided.
  • Well-presented hallway, cloakroom (downstairs toilet and sink)
  • There is also a separate lockable store for bikes or other equipment
  • Full central heating, thermostatically controlled, fuel is included
  • Village Pub/restaurant within 15-20 minutes’ walk.

The cottage is fully equipped with everything we trust you will need for a home away from home. We provide all towels and bed linen.

There are paved patio areas to the front and rear of the cottage, enjoying views across the farmland and our resident Cotswold sheep. The walled patio is sheltered and private with outdoor furniture and barbeque for the summer months. Guests are welcome to explore the farmland.

There is ample secure parking in the grounds.

We will provide a welcome pack comprising tea, coffee, milk, and cake for an afternoon tea upon arrival. Also included are cleaning materials, foil, cling film and kitchen roll and bathroom toiletries for your comfort.

Manor Cottage

Manor Cottage is a three bedroom detached Cotswold stone cottage over 400 years old which is beautifully renovated, comfortable, and as family-friendly as an old cottage can be, with loads of character and charm.

Manor Cottage sleeps up to 6 guests and has been recently renovated to an exceptionally high standard whilst maintaining its original period charm. The cottage is detached and has its own sunny garden with a large lawn and patio area. The cottage is set in a quiet rural village surrounded by fields and footpaths making it ideal for dog walking and for children to adventure.

The ground floor comprises a large farmhouse style kitchen, well equipped with all the essential equipment you will require for your stay with dining area, oven, hob, microwave, fridge freezer, dishwasher, washing/drying machine. The kitchen opens onto a generously sized beamed sitting room, with an open log fire, a further door leads onto a separate conservatory opening onto the patio and garden.

Upstairs is a master bedroom with a double bed, a second double bedroom, and third smaller bedroom with adult sized bunk beds, ideal for children. Also on this floor is a family bathroom including a roll top bath and separate shower cubicle, toilet and hand basin.

Prices for Granary & Manor Cottages

The prices quoted below are per the cottage, not per person. Fuel and linen is all included. Your cottage will be available to you from 3.00pm, but if you are early and it is not ready, you may leave your luggage with us. It would be helpful if you could give us an approximate time of arrival, latest is 10.00pm. We would ask that you be ready to leave by 10.00am on the day of departure.

For weekly bookings change-over day will usually be Saturday for The Granary and Friday for Manor Cottage - please contact us to discuss requirements.

Blackwell in the Cotswolds

Cotswolds fields by the cottage

Situated in the charming village of Blackwell, just outside the market town of Shipston on Stour in the north of the Cotswolds and within close proximity to the beautiful Cotswold towns of Stratford Upon Avon, Chipping Campden, Stow on the Wold, Broadway, Moreton in Marsh and The Slaughters, these lovely properties are ideally located for visitors to enjoy everything the Cotswold District and Warwickshire has to offer.

Blackwell is located in the north of the Cotswolds and the area provides easy access to excellent walking and outdoor pursuits close by, as well as opportunities to explore historic Cotswold villages and various National Trust properties in the vicinity. It is ideally suited for walking from the door, with easy access to walks in every direction and we are located directly on the Centenary Way walk. With views to Cotswold hills at Ilmington, it is in an area of outstanding beauty, yet within reach of local amenities.

Whilst no longer a working farm we do keep pedigree sheep in the adjoining field. For this reason please contact us if you wish to bring a dog. Please note also that these are no-smoking cottages, although inveterate smokers will find relief in the paddock where the sheep are uncomplaining.

Cotswolds village near the cottage

The village of Armscote is about 15 minutes walk away and has a wonderful local pub, The Fuzzy Duck, with open fires and great food. Stratford-upon-Avon is eight miles away and there are several National Trust properties within a few miles. Shipston-on-Stour, a delightful market town with a wide range of independent shops, and Ilmington, a lovely Cotswold village with the famous Howard Arms pub with great food and atmosphere, are both 2-3 miles away. Chipping Camden, described historically as having Britain's most beautiful village street, is eight miles away.

Activities for children

Whatever your age or interests, there’s something for everyone. This is a fantastic area for exploring and Manor Cottage is the perfect base for a family holiday. Children will adore Warwick Castle, with its displays of battle re-enactment, jousting, falconry, all by costumed actors.

Nearby is also Adam Henson’s Cotswold Farm Park which is a delight for children, where you can hand feed sheep and goats, ride on tractors and explore the farm and playgrounds.

Cotswold Safari Park is about 30 mins drive away with one of the UK’s largest zoological collections and is set around 160 acres of beautiful parkland and gardens together with a Narrow Gauge Railway and children’s adventure playground.

Stratford upon Avon has all of Shakespeare’s Houses & Gardens including Mary Arden’s’ farm for the sights and smells of a real Tudor Farm and all can be reached from the open top Stratford sightseeing hop-on hop-off bus. For rainy days, Stratford’s butterfly farm has the UK’s largest tropical butterfly paradise which is a guaranteed hot dry day whatever the weather.

Blenheim Palace and award winning Gardens also have a miniature train, giant hedge maze, large adventure play area and butterfly house perfect for families.

Further afield are Thomas Land & Drayton Manor Theme Park, Hatton County World and the National Sealife Aquarium in Birmingham which are guaranteed hits with children too.
